Project Kanakadhara - Streaming gold into your home

Named after the Sanskrit hymn “Kanakadhara Stotram” composed by Adi Shankaracharya, which is chanted to attract financial stability, prosperity, and peace, this initiative serves HNI’s or brings together like-minded HNI’s to pool in investments and bid for large assets typically exceeding ₹30 Cr.

Working closely with the investor-group, Maakesh will form an LLP/Private Limited entity in conjunction with auditors and legal counsels. The ownership-stake and management roles in the entity will be decided by the participant-investors.

Maakesh will partner to develop the property E2E: Purchase and Government approvals. Selection of and collaboration with architects, structural engineers, and civil contractors towards project-completion.

Navigation Through Stages – Meticulous and Nimble

The entire process is a play of Client Preferences, Asset Identification, Due Diligence Protocols, and Goal Accomplishment Approach, and we take you through every stage smoothly and seamlessly.

Stage 1 – Kick-off

  • Receipt and acknowledgement of client enquiry
  • Verification of client credentials
  • Documentation of client preferences in relation to the desired property
  • Ratification of business-agreement by Maakesh and client (for both standalone proposals and those under Project Kanakadhara)

Stage 2 – Moving Forward

  • Client will confirm business relationship with Maakesh by an advance
  • Maakesh, post primary due diligence, will Identify assets measured to client parameters
  • Client will validate and approve those that are found suitable – final approval of property in both categories rests with the client.

Stage 3 – Shortlisting

  • A Secondary and a deeper due diligence of properties for finalisation under both categories

Professional fees and charges

Maakesh will charge a 5% fixed professional fee on the value of purchase with an upfront advance.

Business Charges under Project Kanakadhara will attract a 3% fee on value of purchase with an upfront advance.

Maakesh also facilitates sale of properties. This service entails a fee of 2% on value of business.

For selecting and engaging with professionals like auditors, legal counsels, civil contractors, architects, structural designers, land load testing services, government liaison consultants, interior designers, surveyors, plumbing, electrical, carpentry, property maintenance, rental management, advertising etc., and purchasing materials required along with any incidentals, a 10% professional / markup charges on actuals will be levied.

All billings will attract taxes as applicable.

  • Should the client choose to engage any professional of their choice to conduct due diligence, Maakesh will coordinate with them and ensure completion of appropriate legal paperwork and formalities.
